CONSTRUCTION COST

At Defence Homez, we understand that every client’s needs are unique, which is why we offer flexible pricing options tailored to your project requirements. We provide two main pricing models:

  1. With Material: Opt for our comprehensive service where we handle the procurement of all necessary materials for your construction project. When purchasing materials through Defence Homez, we charge a percentage of the price for procuring and managing the materials for you, ensuring quality and timely delivery.
  2. Without Material: Choose this option if you prefer to source and manage materials independently. We’ll provide the expert services of our architects and project managers to oversee the construction and design processes.

These flexible options allow you to decide the level of involvement and support you need from us, making sure that our services align perfectly with your project goals and budget.

  • Basement Floor: 400 sq ft @ Rs. 4,400 per sq ft = Rs. 1,760,000
  • Ground Floor + 1st Floor: 4800 sq ft @ Rs. 3,500 per sq ft = Rs. 16,800,000
  • Total Grey Structure Cost: Rs. 18,560,000
  • Total Area: 5200 sq ft @ Rs. 4,931 per sq ft = Rs. 25,641,200
  • Steel: Rs. 270 per kg
  • Cement: Rs. 1,350 per bag
  • Sand (Chenab): Rs. 60 per cubic foot
  • Crush (Margalla): Rs. 140 per cubic foot
  • Includes internal water supply (PPRC pipes), external water supply (G.I pipes), sewerage and rainwater pipes, electrical points, and PVC conduits. Specific costs for fixtures, fittings, switches, and cables are not provided.
  • Floor Tiles (China): 2×4, approx. cost range Rs. 4,000 – Rs. 6,000 per sq meter
  • Wooden Laminated Floors: Worth not more than Rs. 200 to Rs. 250 per sqft for specific areas
  • Granite Marble for Stairs: Worth not more than Rs. 800 to Rs. 1,000 per sqft
  • Marble for Window Sills: Worth not more than Rs. 600 to Rs. 700 per sqft
  • Floor Tiles for Terraces, Side Passages, Car Porch: Worth not more than Rs. 3,000 to Rs. 3,500 per meter
  • Washroom Tiles: Worth not more than Rs. 5,000 to Rs. 7,000 per meter
  • Electrification: GM or FAST cables, Clipsal or equivalent switch plates, specific light costs (e.g., fancy lights Rs. 4,000, gate lights Rs. 5,000)
  • Wood Work: Main door (solid Ash), other doors (semi-solid engineered Ash/Spelli), wardrobe and kitchen specifications with capped prices for materials
  • Windows: Powder-coated aluminum windows @ not more than Rs. 1,200 per sqft, 0.6mm white glass
  • Steel Works: Main gate @ not more than Rs. 1,200 per sqft
  • Sanitary Fittings: Detailed specifications for vanities, bowls, mixers, WC, and accessories with maximum costs per item
  • Paint and Polish: Specifications for woodwork, internal walls, and ceilings, exterior autography with material brands and type
  • Featured Walls & Ceiling: Maximum of Rs. 100,000 per room including labor
  • Elevation Tiles: Covering 25% of the Façade @ not more than Rs. 4,000 to Rs. 5,000 per sqmtr
  • Fireplaces: Two modern fireplaces @ not more than Rs. 100,000 each
  • Inverter ACs: 9 Kenwood inverters installed (5 × 1.5 tonnes and 4 × 1 tonne)
  • Fire Alarm System: Included but cost not defined
  • CCTV: Not included, hence no cost provided
  • Additional Charges: Design and drawing approval charges estimated between Rs. 400,000 to Rs. 500,000
  • Installment #1: Rs. 1,000,000 at the time of signing the contract between the Client and Builder.
  • Installment #2: Rs. 4,000,000 at the start of the project and the completion of retaining walls of the roof slab.
  • Installment #3: Rs. 3,000,000 at the time of pouring the Basement Roof Slab.
  • Installment #4: Rs. 2,500,000 upon completion of 7 feet of the Main Floor walls.
  • Installment #5: Rs. 2,500,000 upon reaching 7 feet of the Ground Floor walls.
  • Installment #6: Rs. 2,500,000 upon reaching 7 feet of the 1st Floor walls.
  • Installment #7: Rs. 1,000,000 at the time internal plasters are completed.
  • Installment #8: Rs. 1,000,000 upon completion of external plasters.
  • Final Installment #9: Rs. 1,060,000 upon the completion of the project.
  • Installment #1: Rs. 5,000,000 as an advance payment.
  • Installment #2: Rs. 5,000,000 upon completion of ceiling work, electric wirings.
  • Installment #3: Rs. 4,500,000 upon the completion of doors, kitchen, aluminum windows, lift, bathroom wall tiles, and woodwork.
  • Installment #4: Rs. 4,500,000 upon completion of bathroom and room floor tiles, window glass, and initial paintwork.
  • Installment #5: Rs. 4,500,000 upon completion of A/C wiring ducts, feature front panels, kitchen bathroom fittings, walls, fans, lights, elevation tiles.
  • Final Installment #6: Rs. 2,141,200 upon completion of final paintwork, autography, and the complete finishing of the project.
  • Payments can be made via cash or cheque in the name of the Builder.
  • In case of any delay in payments, the Builder reserves the right to stop all work after a 15-day notice until the due payment is made by the owner.
  • The estimated prices and total cost of the project will be revised at the actual contract signing, with all costs calculated based on actual invoices.
  • Profit is calculated at 13.5% on the actual cost/invoices of finishing and is to be paid by the owner in two different stages (at the 3rd and last payment).
  • Additional charges, such as design and drawing approval, are estimated to be around Rs. 400,000 to Rs. 500,000 and are separate from the construction costs.
  • The contract also notes that specific external costs (electricity meter, Sui gas meter, society dues, water supply, house completion from society, all utility bills during construction) are the owner’s responsibility.
